A highlight of the Silicon Valley Association of REALTORS® Installation Gala last night was the presentation of the 2018 Recognition Awards by SILVAR 2018 President Bill Moody and Executive Officer Paul Cardus. The awards recognize certain members for their valuable contributions to the Association last year.
Moody first thanked his fellow board members and committee chairs for their support last year. He said it has been a privilege to serve SILVAR’s membership as president.

2018 REALTOR® of the Year: Phyllis Carmichael (Coldwell Banker Residential Brokerage)
The announcement of REALTOR® of the Year was met with loud applause and cheers. Moody described Phyllis Carmichael as a REALTOR® “who brings forward the best in any board or committee on which they serve.” Moody said Carmichael’s ability to build consensus while pursuing the bold path forward is a hallmark of her decades of service.
A REALTOR® for over four decades, Carmichael has achieved so much for the Association in many different roles. As director, president and treasurer, at the California Association of REALTORS®, on issues ranging from political to governance to financial, she has shared her tremendous expertise with SILVAR and its members.
“Through strong and calm leadership, always with a twinkle and a smile, even in tense moments, she created and grew our Association,” said Moody. “She is sharp, skilled and effective. She is our happy warrior.”
2018 Affiliate of the Year: Audrey Hutton (Hutton Mortgage Team)
The Affiliate of the Year is someone through his or her actions has unequivocally embraced and adopted the principles, goals, and purposes of the Association. Moody said Audrey Hutton “has proven to be a dedicated workhorse and a great proponent of our Association.” He noted Hutton’s firm provides mortgage services in a timely manner with great attention to detail for SILVAR’s REALTOR® members and their clients. He praised her professional support for all SILVAR programs across the Association, with a particular dedication to her home district, Los Gatos-Saratoga.
“Her willingness to help where needed enhances the image of our Association and our REALTOR® and affiliated professional members,” said Moody.
The Silicon Valley Association of REALTORS® (SILVAR) 2019 leadership team was installed last night at the Los Altos Golf & Country Club. California Association of REALTORS® (C.A.R.) 2019 President-elect Jeanne Radsick administered the oath of office to SILVAR President Alan Barbic and the 2019 officers and board directors. C.A.R. 2005 President Jim Hamilton served as master of ceremonies and welcomed members and guests at the special event. Immediate Past President Bill Moody led everyone in the Pledge of Allegiance and 2019 President-elect Mary Kay Groth delivered the inspiration message.
SILVAR’s 2019 officers include Barbic, a broker associate with Sereno Group Los Gatos; Groth, a REALTOR® with Sereno Group Los Gatos, President-elect; and Jeff Bell, a REALTOR® with Coldwell Banker Residential Brokerage Cupertino, Treasurer.

Even though income and sales volume of REALTORS® have dropped slightly in the past year, membership in the National Association of REALTORS® has increased, as more younger agents continue to enter the industry. According to the “2018 National Association of REALTORS® Member Profile,” membership increased 6 percent from 1.22 million in March 2017 to 1.30 million in April 2018.
“Younger Americans are seeking business opportunities that working in real estate provides,” said NAR chief economist Lawrence Yun. But Yun also noted the overall trend is still a slightly older age profile.
Members of NAR account for about half of all active real estate licensees in the U.S. REALTORS® go beyond state licensing requirements by subscribing to NAR’s Code of Ethics and standards of practice and committing to continuing education.
“All real estate licensees are not the same. Only real estate licensees who are members of the National Association of REALTORS® are properly called REALTORS®. They display the REALTOR® logo on their business card or other marketing material,” explained Bill Moody, president of the Silicon Valley Association of REALTORS®. The REALTOR® association has over 4,500 REALTORS® and affiliate members engaged in the business of real estate on the Peninsula and in the South Bay.
“REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are required to complete a two and a half hour Code of Ethics course every two years,” said Moody.
The NAR member survey found the median age of REALTORS® was 54 this year, slightly up from 53, the last two years. Sixty-three percent of realtors are female. The typical REALTOR® is a 54-year-old white female who attended college and is a homeowner.
Sixty-five percent of REALTORS® are licensed sales agents, 21 percent hold broker licenses, and 15 percent hold broker associate licenses. New members tended to be more diverse than more experienced members. Twenty-five percent with two years of experience or less were minorities, up from 22 percent last year.
According to Moody, the national survey reflects the profile of incoming members in the local REALTOR® group, which has over 4,500 members. “Our new members definitely reflect a younger and more diverse group of agents,” said Moody.
Impacted by low inventory, the typical number of transactions decreased slightly from 12 transactions in 2016 to 11 transactions in 2017. REALTORS® said the main factors limiting potential clients in completing transactions are difficulty finding the right property (35 percent), housing affordability (17 percent), and difficulty in obtaining mortgage financing (12 percent).
SILVAR President Bill Moody presented the Charitable Foundation scholarship award to Annacy Sampas, a graduating senior from Leigh High School.
The Silicon Valley REALTORS® Charitable Foundation, the charitable arm of the Silicon Valley Association of REALTORS® (SILVAR), is awarding $1,000 scholarships to each of 18 graduating seniors from public high schools in Silicon Valley for the 2017-2018 school year. SILVAR REALTORS® are presenting the awards to the recipients at their school’s senior awards night.
The scholarship awards are made possible by donations from REALTOR® and affiliate members of SILVAR. Now in its 19th year, the Charitable Foundation has presented $342,000 in scholarships to graduating seniors from high schools located in the communities served by SILVAR members.
The Charitable Foundation’s scholars program recognizes students who have exemplified outstanding achievements in academics, extracurricular/employment activities and community involvement. The selection committee includes representatives from the local business community, area high schools, area colleges and SILVAR.

The leadership of the Silicon Valley Association of REALTORS® (SILVAR) joined more than 9,000 REALTORS® and guests from across the country in the nation’s capital this week for the 2018 National Association of REALTORS® (NAR) Legislative Meetings & Trade Expo to advance policy initiatives that strengthen the ability of Americans to buy, invest, own and sell real estate.
On their agendas this year were visits with members of Congress, regulatory agency officials and top industry leaders; attending some of the nearly 100 available conference sessions on topics ranging from policy to technology; and focusing on the yearlong commemoration of the 50th anniversary of the Fair Housing Act.
REALTORS® are advocating support for several important legislative initiatives, including strong net neutrality protections to ensure the internet is open and competitive for consumers and businesses; renewing and strengthening the long-term viability of the National Flood Insurance Program; indexing homeownership tax incentives for future inflation and permanently extending the tax exclusion on mortgage debt forgiveness; and adopting sexual orientation and gender identity as protected classes in the Fair Housing Act.
NAR is also urging Congress to adopt sexual orientation and gender identity as protected classes in the Fair Housing Act. As members of NAR, REALTORS® subscribe to its strict Code of Ethics, which includes a commitment to provide equal professional services regardless of race, color, religion, sex, disability, familial status, national origin, and as of 2009, sexual orientation, and since 2014, gender identity.
SILVAR leadership met with U.S. Representatives Anna Eshoo, who represents California’s 18th Congressional District, Jackie Speier, who represents the state’s 14th Congressional District and Ro Khanna, who represents District 17. Representing SILVAR at the Hill meetings were SILVAR President Bill Moody, President-elect Alan Barbic, NAR Directors Leannah Hunt and Jim Hamilton, Federal Political Coordinator of Congresswoman Eshoo Carole Feldstein, Executive Officer Paul Cardus and Government Affairs Director Ryan Carrigan. Moody is a native of Silicon Valley and a U.S. veteran, having served in Vietnam from 1966 to 1968. He is a graduate of the former Ellwood P. Cubberley High School in Palo Alto and San Jose State. Moody has served as chair of SILVAR’s Cupertino-Sunnyvale District and as a California Association of Realtors Region 9 director.
In his address to members and guests, Moody said he spent 25 years in high tech sales before getting his license 15 years ago. Quoting the late Steve Jobs, Moody said, “Your work is going to fill a large part of your life, and the only way to be truly satisfied is to do what you believe is great work And the only way to do great work is to love what you do. If you haven’t found it yet, keep looking. Don’t settle. As with all matters of the heart, you’ll know when you find it.”

In her address to members, Welsh spoke about the value of and her pride in being a REALTOR®. “This is such an open industry that anyone can be an agent, but not everyone can be a professional REALTOR®. We are engaged in helping our clients with the most important decision of their life,” said Welsh. “We are set apart by the quality and service we deliver to our clients and the professional standards that we set.”

A graduate of California Polytechnic State University – San Luis Obispo and Santa Clara University School of Law, Yost was named REALTOR® of the Year in 2006 by the Santa Cruz Association of REALTORS®, Salesperson of the Year in 1982 by the San Luis Obispo Board of REALTORS®, and has served as director and chair of a number REALTOR® committees at the national and state level. She was SILVAR’s 2009 Professional Standards Committee chair, a 2010 board director, and 2011 co-chair of the Bay Area REALTOR® Leadership Academy. Yost is a Los Gatos resident.
The 2011 Appreciation Awards were presented to Julia Truesdale Keady (Alain Pinel Realtors), REALTOR® of the Year; Richard Miller (RateComb.com), Affiliate of the Year; Eileen Giorgi (Alain Pinel Realtors), Spirit of SILVAR; and SILVAR board attorney Dave Hamerslough (Rossi, Hamerslough, Reischl and Chuck) and Vickie Naidorf (legal counsel for Coldwell Banker), President’s Award.
As 2009 president, Keady spearheaded the Bay Area REALTOR® Leadership Academy, a leadership program designed to identify, train and develop existing and emerging leaders to serve and advance organized real estate. She was also recognized as 2011 C.A.R. Region 9 chair. Presenting the award, 2011 president Gene Lentz noted Keady “has performed in an exemplary fashion in every single committee or assignment that she has been given. They take huge effort and dedication.”
Affiliate of the Year Miller was recognized for “unequivocally embracing and adopting the principles, goals, and purposes of the association.”
As chair of the REALTOR® Service Volunteer Program (RSVP), a free REALTOR® service assisting senior homeowners with household tasks, Lentz said Giorgi, who also served as 2011 president of the Silicon Valley REALTORS® Charitable Foundation Trust, “personifies the essence of this award, through her hard work in making RSVP the success it is today.”
Lentz thanked Hamerslough and Naidorf for educating REALTORS® on legal issues and for their efforts in updating the association’s PRDS Forms purchase contract and creating the counties’ advisory.
