The Silicon Valley REALTORS® Charitable Foundation, the charitable arm of the Silicon Valley Association of REALTORS® (SILVAR), presented scholarship awards to 18 graduating seniors from public high schools in Silicon Valley at the end of the 2016-2017 school year. Each recipient received a $1,000 scholarship.

Now on its 18th year, Charitable Foundation’s scholars program recognizes students who have exemplified outstanding achievements in academics, extracurricular/employment activities and community involvement. The selection committee includes representatives from the local business community, area high schools, area colleges and SILVAR.

Students who received scholarships, the schools from which they graduated, and the colleges and universities they plan to attend are: Manasa Gogineni, Cupertino High School (UC Davis); Meryem Esa, Fremont High School (Santa Clara University); Archer Olson, Gunn High School (UC Berkeley); Yu-Ying Chua, Homestead High School (UCLA); Madeleine Gibbons-Shapiro, Leigh High School (Georgetown University); Simge Yildiz, Los Altos High School (UC Davis); Ginger Wang Brown, Los Gatos High School (Cal Poly – San Luis Obispo); Carolyn Zhong, Lynbrook High School (Carnegie Mellon University); Megan McDonnell, Menlo-Atherton High School (Northwestern University); Lucas Chang, Monta Vista High School (Cal Poly – San Luis Obispo); Shayla Joy Tonge, Mountain View High School (Chapman University); Zoe Dellaert, Palo Alto High School (University of Chicago); Aryan D’Rozario, Prospect High School (UC Santa Cruz); Megan Bettencourt, Santa Clara High School (UC Davis); Julie Cai, Saratoga High School (New York University); Ariana Sadar Ghahary, Westmont High School (UC San Diego); Poojita Dasika, Wilcox High School (UCLA); and Rogelio U. At the installation of the 2017 leadership of the Silicon Valley Association of REALTORS® (SILVAR) on Jan. 19, special recognition awards were given to members for their valuable contributions in 2016. Presenting the following awards were SILVAR 2016 President Karen Trolan and Executive Officer Paul Cardus.

 

2016 REALTOR® of the Year: David Tonna (Alain Pinel Realtors, Los Gatos)
A REALTOR® for almost 30 years, Trolan noted there is not a committee in which David Tonna has not served or chaired, from Lock Box Selection, MLS Advisory, PRDS Forms Advisory, Budget and Finance, the Legislative Committee, Education/Membership, Tour Policy and Sign Ordinance, Global Business Council, the Board of Directors and C.A.R. Region 9. Tonna helped found the Bay Area REALTOR® Leadership Academy (BARLA) and initiated SILVAR’s Ombudsman program. His service to communities includes RSVP, Little League Baseball, AYSO soccer, his local school board, and his church.

Tonna was also recognized for his work as the local trade association’s 2016 California Association of REALTORS® Region 9 Chair.

2016 Affiliate of the Year: Eric Temple (Willow Glen Organics, San Jose)
Describing 2016 SILVAR Affiliate Chair Eric Temple, Trolan said, “He has proven to be a dedicated workhorse and a great ambassador for our Association.” In 2016, Temple was successful in bringing SILVAR’s affiliated professionals together so they could learn about their role, benefits and opportunities as members of SILVAR. Temple also spearheaded and worked hard to bring to his District other successful events and fundraisers, like bowling and the annual member ice cream social.

Spirit of SILVAR: Nina Yamaguchi (Coldwell Banker Residential Brokerage, Cupertino) As one of the leaders in real estate in Silicon Valley who began her real estate career over 40 years ago, Trolan noted Nina Yamaguchi to this day continually works behind the scenes for the success of the Association. Yamaguchi is a past president of SILVAR and was a longtime California Association of REALTORS® Director. Yamaguchi, who believes in giving back to the community, founded and chairs the Silicon Valley REALTORS® Charitable Foundation Scholars Program, a program that has been close to her heart for nearly two decades.

Upon its 18th year this fall, the scholars program will have provided $324,000 to more than 300 students in Silicon Valley who have been recipients of the Silicon Valley REALTORS® Charitable Foundation Scholars Program.

The President’s Award is presented at the discretion of the president to an individual who’s service to the Association is worthy of special thanks and recognition. Trolan presented the first President’s award to SILVAR Executive Officer Paul Cardus. She thanked him for the tremendous support and guidance he had given her in her role as president last year.

Trolan presented the second President’s Award to Brett Caviness for his service as chair of the Menlo Park/Atherton District. She said as 2016 chair of the Menlo Park/Atherton District, Caviness, who is a new REALTOR®, worked hard to raise member attendance at the District’s monthly meetings by bringing in many interesting speakers. Caviness has also helped members be more in touch with technology, especially in the area of video marketing, with classes at SILVAR.

The 2016 Silicon Valley Association of REALTORS® (SILVAR)  leadership team was installed Thursday night at La Rinconada Country Club in Los Gatos. California Association of REALTORS® 2013 President Don Faught administered the oath of office to SILVAR’s new president, officers and board of directors. C.A.R. 2005 President Jim Hamilton served as master of ceremonies and welcomed about 180 members and guests to the special event. Alain Pinel REALTORS® Vice President/Regional Manager Jeff Barnett led everyone in the Pledge of Allegiance and delivered the inspiration message.

Karen Trolan, a REALTOR®, broker and assistant manager of the Alain Pinel REALTORS® Los Gatos office, was installed as 2016 President; Denise Welsh, a REALTOR® with Alain Pinel REALTORS®, Los Altos, President-elect; and Phyllis Carmichael, a REALTOR® with Coldwell Banker Residential Brokerage, Los Altos, Treasurer.

Trolan is a Los Gatos resident and has been a REALTOR® and broker for 30 years. She began her real estate career with Van Vleck REALTORS® and continued on with Cornish & Carey and later Coldwell Banker Residential Brokerage. From top agent, Trolan moved up the ranks quickly to vice president and manager of the Cornish & Carey’s Palo Alto Midtown office, vice president/managing broker for the Los Altos office, and finally, when Coldwell Banker bought Cornish and Carey, Trolan was named senior vice president and regional manager of Silicon Valley Coldwell Banker Residential Brokerage.

Despite suffering severe injuries from a tragic airplane accident in 2009 that left her paralyzed from waist down, Trolan through sheer perseverance and hard work went back to doing most of the activities she did before the accident. In April 2011, Trolan joined the Alain Pinel REALTORS® Los Gatos office, where she is currently assistant manager, responsible for agent improvement, community involvement and other special projects.

The Silicon Valley REALTORS® Charitable Foundation presented scholarship awards to 18 graduating seniors from public high schools in Silicon Valley at the end of the 2014-2015 school year. Each student received a $1,000 scholarship.

The Charitable Foundation’s REALTOR® scholarship program recognizes students who have exemplified outstanding achievements in academics, extracurricular/employment activities and community involvement. The selection committee includes representatives from the local business community, area high schools, area colleges and the local trade association.

The seniors selected for the Charitable Foundation scholarship program are deserving of recognition and we are very happy we can assist them as they embark on their college careers,” said scholarship program chair Nina Yamaguchi.

“Now on its 16th year, the Silicon Valley REALTORS® Scholarship Program is one way REALTORS® are able to give back to the community and to our youth,” added John Tripp, 2015 president of the Realtor Charitable Foundation. “We thank the teachers and staff in each of the participating high schools for helping make this program a success. The program is truly a partnership effort between the Silicon Valley REALTORS® Charitable Foundation and the dedicated educators in our service area.”

Since the program started, the Silicon Valley REALTORS® Charitable Foundation has provided $288,000 in scholarships to students in the communities served by members SILVAR. The scholarships are made possible by donations from REALTOR® and affiliate members of SILVAR.

Mobile technology, the Internet, and social media tools have transformed the home buying process and the way REALTORS® and their clients do business, but these tools still can’t discount the value REALTORS® bring to a transaction.

Findings from the California Association of REALTORS®’ “2014 Survey of California Home Buyers” show 91 percent of those surveyed said they used a mobile device to access the Internet during the course of their home purchase. Buyers used their mobile devices to look for comparable home prices (78 percent), search for homes (45 percent), and take photos of neighborhoods, homes, and amenities (43 percent).

David Tonna, president of the Silicon Valley Association of REALTORS®, says due to advances in mobile technology, most buyers and sellers expect instant response from their agent, preferring to communicate by email and even text messaging. “No other form of communication puts us in constant contact with each other,” says Tonna.

According to the National Association of REALTORS®, 94 percent of REALTORS® nationwide now use mobile devices to communicate with clients. REALTORS® spend a median 44 percent of their time corresponding with, or doing work for their clients via their mobile devices.

Additionally, more than three-fourths of home buyers used social media in their home search, up from 52 percent who used it in 2011. Buyers said they primarily used social media to obtain buying tips and suggestions from friends (44 percent), neighborhood information (44 percent), and to view their agents’ Facebook pages (42 percent). The survey indicates with the increased use of social media, fewer buyers “Googled” their agent (50 percent in 2014, down from 68 percent in 2013), turning to agents’ Facebook pages instead.

REALTORS® see the importance of maintaining an Internet presence and using the new technologies to meet their clients’ needs, but also place focus on forging a personal relationship with their clients. “While using mobile technology to respond to clients, it should never take the place of being personally accessible to your client. A strong, personal relationship is still at the heart of every business,” says Tonna.

Tonna adds, “REALTORS® know their market and are experienced in handling the particular needs of home buyers. A REALTOR® can provide you with invaluable help in identifying homes and neighborhoods, negotiating for the best deal, coordinating the multitude of steps between contract acceptance and close of the transaction.”

Buyers, too, need to be aware that all real estate licensees are not the same. Only real estate licensees who are members of the National Association of REALTORS® are properly called REALTORS®. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate than other real estate licensees.

Fannie Mae and Freddie Mac will not be reducing loan limits, the new director of the Federal Housing Finance Agency (FHFA) announced last week. FHFA Director Mel Watt’s decision not to direct the government-sponsored enterprises (GSEs) to lower the limits for home loans that they back is a major shift in direction of his predecessor, who favored winding down their role in mortgage finance.

The conforming loan limit will remain at $417,000 in most areas and at $625,500 in high-cost areas like Santa Clara and San Mateo counties. Watt also said the agency was taking steps to loosen mortgage credit by easing standards on when banks could be forced to buy back some loans sold to Fannie and Freddie.

A conforming loan limit is the maximum size for loans that can be purchased by government-sponsored enterprises Fannie Mae or Freddie Mac. Mortgages purchased by Fannie Mae and Freddie Mac are generally less expensive than the larger jumbo loans because the government absorbs the cost of default.

Watt’s announcement is good news, especially for California home buyers, said David Tonna, president of the Silicon Valley Association of REALTORS®. “If the FHFA were to lower the loan limits, it would force home buyers to pay more for their mortgages and undermine home ownership affordability. High-cost areas like Silicon Valley are already experiencing shrinking housing affordability,” said Tonna.

The California Association of REALTORS® (C.A.R.) immediately commended the new FHFA director’s announcement. “C.A.R. commends FHFA Director Melvin Watt for his announcement that the FHFA will not reduce loan limits on loans eligible for purchase by Fannie Mae and Freddie Mac,” said C.A.R. President Kevin Brown. “Lower loan limits would have had an adverse effect in many parts of the country, but especially here in California where rebounding home prices and decreasing home affordability would hamper mortgage activity and impact the housing recovery.”

The number of California homes that sold for a million dollars or more last year rose to the highest level in six years, and Silicon Valley neighborhoods continue to rank among the highest on the list of these high-end home sales.

A report from real estate information service DataQuick indicates a total of 39,175 California homes sold for a million dollars or more last year, up 45.1 percent from 26,993 in 2012. It was the highest number sold since 42,506 in 2007, according to DataQuick.

Hillsborough, Saratoga, Menlo Park, Cupertino, Los Altos, Woodside and Los Gatos, which are located in the five districts served by members of the Silicon Valley Association of REALTORS® (SILVAR), were on the list of communities with the highest number of million-dollar home sales in the state. Hillsborough had 436 million-dollar home sales last year, with the most expensive home selling for $13.3 million; Saratoga, 332 million-dollar home sales, the most expensive purchased for $12.3 million; Menlo Park, 321 million-dollar home sales, the most expensive purchased for $5.5 million; Cupertino, 317 million-dollar home sales, the most expensive sold for $3.8 million; Los Altos, 267 million-dollar home sales, the most expensive purchased for $14.3 million; Woodside, 273 million-dollar home sales, the most expensive sold for $12 million; and Los Gatos, 243 million-dollar home sales, the most expensive sold for $4.8 million.

David Tonna, president of SILVAR, attributed the rise in high-end home sales in the region to a robust economy and rising home prices. “We are fortunate to have an economy that has made a comeback quickly, thanks to tech companies that are growing, some by leaps and bounds. The high demand for homes and lack of inventory has led to the appreciation of many homes,” explained Tonna.

Statewide, 840 homes sold for more than $5 million last year, an all-time high and up 20.3 percent from the previous high of 698 in 2012. In the $4-$5 million range a record 596 homes sold, up 29.3 percent from 2012. In the $3-$4 million range, a record 1,455 homes sold, up 31.3 percent from 2012. In the $2-$3 million range sales totaled 4,492, a record and up 37.4 percent from 2012. In the $1-$2 million range, 25,352 sold last year, up 42.5 percent from 2012.

The DataQuick report indicated the most expensive confirmed purchase in 2013 was a 15,355-square-foot, 8-bedroom, 14-bathroom beachfront Malibu mansion which sold for $74,500,000. The largest was a 25,447-square-foot, 16-bedroom, 18-bathroom mansion in Indian Wells that sold for $2,250,000.

According to the real estate information service a record 10,602 homes that sold for $1 million or more were bought with cash, up from 7,791 in 2012. Cash was used more frequently the higher up the price scale. Of those who did finance their purchase last year, the median down payment was 30 percent of the purchase price.

Six SILVAR members participated in meetings on Capitol Hill as part of the National Association of REALTORS® (NAR) Midyear Legislative Meetings on May 13-18. They included SILVAR President Carolyn Miller, President-elect David Tonna, Past President Suzanne Yost, Federal Political Coordinator Carole Feldstein, PAC Chair Barb Williams, and NAR Director John Tripp. They met with Anna Eshoo, U.S. Representative for California’s 18th congressional district, which includes parts of San Mateo, Santa Clara and Santa Cruz counties; Jackie Speier, U.S. Representative for California’s 14th congressional district, which consists of portions of San Mateo County and San Francisco; and Mike Honda, U.S. Representative for California’s 17th congressional district, which includes portions of the East Bay, western San Jose and Silicon Valley.

Members asked their representatives in Congress to:

1. Restructure Fannie Mae & Freddie Mac and Encourage the Return of Private Capital. Members requested that the chairmen of the House Financial Services Committee and the Senate Banking Committee hold hearings that focus on restructuring the secondary mortgage market, and that the emphasis of these hearings be the crafting of comprehensive bipartisan legislation that resolves the conservatorship of Fannie Mae and Freddie Mac. They stressed an efficient and adequately regulated secondary market is essential to providing affordable mortgages to consumers; that the federal government must clearly, and explicitly, offer a guarantee of some mortgage instruments; and that the government’s guarantee should ensure a wide range of safe, reliable mortgage products for creditworthy consumers.

2. Preserve homeownership tax policies. As Congress considers proposals to reform the federal tax code, SILVAR REALTORS® said lawmakers should consider the vital role that real estate tax provisions play in the nation’s housing markets and economy, as well as the financial well-being of Americans and their families. As real estate markets continue to recover, Congress must first do no harm to the following:

• Mortgage Interest Deduction: Oppose efforts to change or eliminate the mortgage interest deduction for primary and second homes.

• Property Tax Deduction: Property taxes paid are properly not considered “income” that should be subject to federal income tax. Congress should not tax “income” that doesn’t exist and oppose elimination of the deduction for property taxes.

• Capital Gains Exclusion for Sale of Principal Residence: Individuals can exclude the first $250,000 (and married couples the first $500,000) of gain from the sale of their principal residence from capital gains tax. This provision allows homeowners to build equity and save for retirement and should be maintained.

3. Preserve the Mission and Purpose of the FHA Program. SILVAR REALTORS® asked their representatives to ensure that the Federal Housing Administration (FHA) single-family
program has the tools and policies in place to meet its mission of access to safe, affordable mortgage financing to qualified borrowers nationwide. They said FHA’s single-family mortgage insurance program helps preserve private financing options for homebuyers regardless of local, regional or national economic conditions. They asked that the legislators continue support for H.R. 1145 (Waters (D-CA), Capuano (D-MA)), which provides FHA with the flexibility to make necessary changes to the program, provides taxpayer protections against lenders who make errors of material fact, and improves program oversight. They asked that Congress provide FHA with tools, but also protect FHA from any further restrictive requirements that keep more people out of the program.

The 2012 leadership team of the Silicon Valley Association of REALTORS (SILVAR) was installed Jan. 12 at Villa Montalvo in Saratoga. California Association of REALTORS® (C.A.R.) treasurer Chris Kutzkey administered the oath of office to the association’s 2012 president Suzanne Yost and the board of directors.

Yost is a broker associate with Alain Pinel Realtors, Los Gatos. Also on the leadership team are Carolyn Miller (RE/MAX Real Estate Services), president-elect, and Phyllis Carmichael (Coldwell Banker), treasurer.

A graduate of California Polytechnic State University – San Luis Obispo and Santa Clara University School of Law, Yost was named REALTOR® of the Year in 2006 by the Santa Cruz Association of REALTORS®, Salesperson of the Year in 1982 by the San Luis Obispo Board of REALTORS®, and has served as director and chair of a number REALTOR® committees at the national and state level. She was SILVAR’s 2009 Professional Standards Committee chair, a 2010 board director, and 2011 co-chair of the Bay Area REALTOR® Leadership Academy. Yost is a Los Gatos resident.

The 2011 Appreciation Awards were presented to Julia Truesdale Keady (Alain Pinel Realtors), REALTOR® of the Year; Richard Miller (RateComb.com), Affiliate of the Year; Eileen Giorgi (Alain Pinel Realtors), Spirit of SILVAR; and SILVAR board attorney Dave Hamerslough (Rossi, Hamerslough, Reischl and Chuck) and Vickie Naidorf (legal counsel for Coldwell Banker), President’s Award.

As 2009 president, Keady spearheaded the Bay Area REALTOR® Leadership Academy, a leadership program designed to identify, train and develop existing and emerging leaders to serve and advance organized real estate. She was also recognized as 2011 C.A.R. Region 9 chair. Presenting the award, 2011 president Gene Lentz noted Keady “has performed in an exemplary fashion in every single committee or assignment that she has been given. They take huge effort and dedication.”

Affiliate of the Year Miller was recognized for “unequivocally embracing and adopting the principles, goals, and purposes of the association.”

As chair of the REALTOR® Service Volunteer Program (RSVP), a free REALTOR® service assisting senior homeowners with household tasks, Lentz said Giorgi, who also served as 2011 president of the Silicon Valley REALTORS® Charitable Foundation Trust, “personifies the essence of this award, through her hard work in making RSVP the success it is today.”

Lentz thanked Hamerslough and Naidorf for educating REALTORS® on legal issues and for their efforts in updating the association’s PRDS Forms purchase contract and creating the counties’ advisory.
