A highlight of the Silicon Valley Association of REALTORS® Installation Gala last night was the presentation of the 2018 Recognition Awards by SILVAR 2018 President Bill Moody and Executive Officer Paul Cardus. The awards recognize certain members for their valuable contributions to the Association last year.

Moody first thanked his fellow board members and committee chairs for their support last year. He said it has been a privilege to serve SILVAR’s membership as president.

Recognized for their outstanding contributions were:
2018 REALTOR® of the Year: Phyllis Carmichael (Coldwell Banker Residential Brokerage)
The announcement of REALTOR® of the Year was met with loud applause and cheers. Moody described Phyllis Carmichael as a REALTOR® “who brings forward the best in any board or committee on which they serve.” Moody said Carmichael’s ability to build consensus while pursuing the bold path forward is a hallmark of her decades of service.

A REALTOR® for over four decades, Carmichael has achieved so much for the Association in many different roles. As director, president and treasurer, at the California Association of REALTORS®, on issues ranging from political to governance to financial, she has shared her tremendous expertise with SILVAR and its members.

“Through strong and calm leadership, always with a twinkle and a smile, even in tense moments, she created and grew our Association,” said Moody. “She is sharp, skilled and effective. She is our happy warrior.”

2018 Affiliate of the Year: Audrey Hutton (Hutton Mortgage Team)
The Affiliate of the Year is someone through his or her actions has unequivocally embraced and adopted the principles, goals, and purposes of the Association. Moody said Audrey Hutton “has proven to be a dedicated workhorse and a great proponent of our Association.” He noted Hutton’s firm provides mortgage services in a timely manner with great attention to detail for SILVAR’s REALTOR® members and their clients. He praised her professional support for all SILVAR programs across the Association, with a particular dedication to her home district, Los Gatos-Saratoga.

“Her willingness to help where needed enhances the image of our Association and our REALTOR® and affiliated professional members,” said Moody.

The Silicon Valley Association of REALTORS® (SILVAR) 2019 leadership team was installed last night at the Los Altos Golf & Country Club. California Association of REALTORS® (C.A.R.) 2019 President-elect Jeanne Radsick administered the oath of office to SILVAR President Alan Barbic and the 2019 officers and board directors. C.A.R. 2005 President Jim Hamilton served as master of ceremonies and welcomed members and guests at the special event. Immediate Past President Bill Moody led everyone in the Pledge of Allegiance and 2019 President-elect Mary Kay Groth delivered the inspiration message.

SILVAR’s 2019 officers include Barbic, a broker associate with Sereno Group Los Gatos; Groth, a REALTOR® with Sereno Group Los Gatos, President-elect; and Jeff Bell, a REALTOR® with Coldwell Banker Residential Brokerage Cupertino, Treasurer.

The Silicon Valley Association of REALTORS® Los Gatos-Saratoga District got off to a good start for the new year with over 100 members in attendance at Wednesday’s meeting. An upbeat District Chair Jim Hamilton told members 2019 “will be what you make it.”

The first meeting featured a top producer panel with Carol Jeans (Sereno Group), Michael Nevis (Alain Pinel Realtors), Mary Clark (Intero Real Estate Services), Chuck Nunnally (Keller Williams Bay Area Estates) and Audrey Hutton (Hutton Mortgage Group).

The panelists, all experienced in the business, are doers and work hard. Nevis said “the knowledge that this is my business” is what motivates him each day. Nunnally stressed real estate takes hard work and like a hunt, he is constantly searching for business.

Asked their thoughts on forming teams, Nunnally, Jeans and Clark prefer to be independent, while Hutton believes teams are important to grow your business. Her team is comprised of five people who each have roles in the business. Nevis also has a team and finds it serves as a good sounding board. He did note you have to really get to know the person before forming a team.

The top producers stressed the importance of referrals. Referrals only happen through relationships and maintaining then, said Nevis. He likes to invite clients to his home for dinner, to meet his family and get a glimpse of his lifestyle.

“This way things are more real, more personal than talking about average price and days on market,” said Nevis.

Hutton likes to wow her clients, pleasantly surprising them with candy and the like. She holds parties and education classes for past clients.

The REALTORS® stressed the need to get to know clients at an intimate level and connect frequently. Jeans likes to write her past clients, while Clark likes to stop by their home twice a year to connect. She also holds annual client appreciation parties or invites them to events, like a Giants game.

“Keep in touch with past clients and show them your care,” said Nunnally. “This is a people business.”

The REALTORS® said the 2019 housing market may not be as fast and furious as in the past, but they don’t believe it will crash and burn either. Nunnally advises agents to attend seminars, get educated about the market, and spend money. You need to spend money in order to make money in real estate, he said.

Jeans encourages agents to learn as much as they can, work with discipline, build relationships and “remain who you are in the business.” She believes there will always be a demand for homes in the region.

Nevis encourages agents to team up with someone with experience and “find your cheerleaders,” while Hutton advises agents to be specific, have a purpose, and share their goals with their clients.

“This year will be awesome. There is opportunity in any market,” said Clark.

The Silicon Valley REALTORS® Charitable Foundation donated $44,665 in 2018 to different non-profit organizations that help homeless and low-income individuals and families in Silicon Valley. Funds this year also went to scholarships for graduating seniors from public high schools in the region.

The Silicon Valley REALTORS® Charitable Foundation is a trust which makes grants available to organizations from donations by REALTORS® and affiliate members of the Silicon Valley Association of REALTORS® (SILVAR). In addition to voluntary contributions from members, grants are funded by proceeds from SILVAR’s district fundraisers. The Los Altos-Mountain View District annual pumpkin auction in October raised $5,500, which the district donated to the foundation. Net proceeds of $2,389.75 from the Los Gatos-Saratoga District’s annual bocce ball tournament were also donated to the foundation.

“With rising home prices and rents, these are hard times for many residents. More people are being displaced and are homeless, poverty is on the rise in Silicon Valley. We thank our members for being so generous in supporting the foundation this year,” said Eileen Giorgi, president of the Silicon Valley REALTORS® Charitable Foundation. “With our members’ continued support and contributions to the communities where they work and live, we are thankful that we are able to continue our commitment to the welfare and prosperity of these communities.”

The 2018 grant recipients include Adolescent Counseling Services, which provides a network of skilled family therapists and support groups for teens and young adults in Santa Clara and San Mateo counties; East Palo Alto Kids Foundation, which promotes educational opportunities for students in East Palo Alto and eastern Menlo Park; Westwind 4-H Riding for the Handicapped, which provides children with disabilities the opportunity to have fun while improving their coordination and strengthening their muscles; Youth Community Service, which provides service learning and leadership activities to underserved students in East Palo Alto, Menlo Park and Palo Alto; and Community Services Agency, which provides social services, such as emergency one-time rent and utility financial support, vouchers for clothing, eyeglasses, school supplies, food and more for residents of Mountain View, Los Altos and Los Altos Hills.

SILVAR’s districts, through the Charitable Foundation, likewise made donations to local organizations in 2018. The Los Gatos-Saratoga District donated $6,835 and an additional $200 that it raised at the annual District pumpkin auction to the Family Giving Tree’s Operation Reindeer program for holiday gifts, including clothing essentials and food certificates, to needy families and seniors in the community. The Cupertino-Sunnyvale District presented $750 each to West Valley Community Services and Sunnyvale Community Services for their respective backpack programs for low-income students, and $1,250 to the Sunnyvale K9 Unit to provide necessary equipment, like vests for its police dogs. The Los Altos-Mountain View District fall legal update raised $880, which the district donated to Community Services Agency.

In 2018, the Charitable Foundation Scholars Program presented a $1,000 grant to each of 18 graduating seniors from public high schools in Silicon Valley. The foundation has been assisting students with the scholarship grants for the past 19 years, awarding a total of $342,000 in scholarships to date.

The Charitable Foundation also supports further education for U.S. veterans. This year, The John Tripp Silicon Valley REALTOR® Scholarship granted its second $500 award to veterans enrolled at Foothill and DeAnza colleges. In 2016, the foundation presented $25,000 to Foothill-De Anza Foundation, an auxiliary organization of the Foothill-De Anza Community Colleges District for the creation of the endowment. The late John Tripp was a veteran of the Korean War and past president of SILVAR and the Silicon Valley REALTORS® Charitable Foundation.

At the annual Silicon Valley Association of REALTORS® (SILVAR) general membership meeting early this month, members of the local trade association learned the good news that SILVAR’s membership, now at over 5,000, continues to increase and that the association is on solid financial footing and continues to help members better serve their clients with the latest tech tools and education. 

Executive Officer Paul Cardus said more REALTOR® members are utilizing tech tools as a quick and more efficient means of completing residential transactions. They are taking advantage of membership benefits like DocBox™ and DocBox2Go™, the mobile version of DocBox for online document storage and management.

Also through September 2018, 3,182 SILVAR REALTORS® have used PRDS Forms on Instanet and 63 percent have accessed the online platform. PRDS forms, which Cardus described as the association’s “crown jewel,” are the extensive line of paper and online forms used by members for residential purchase and sales transactions on the Peninsula and in the South Bay. Cardus said he is never tired of being told that “PRDS and SILVAR set the standards of care for our business.”

SILVAR’s Global Business Council as also awarded the National Association of REALTORS® Diamond award for Global Achievement, NAR’s top level award that recognizes those global councils that have consistently performed at the highest level for six years. SILVAR GBC is only one of six Associations of REALTORS® nationwide to achieve Diamond status. Cardus encouraged members to participate in SILVAR global and other programs and attend classes offered by the Association.

The Silicon Valley REALTORS® Charitable Foundation has donated over $40,000 in the form of grants and scholarships to date in 2018, reported Cardus. This year, The John Tripp Silicon Valley REALTORS® Scholarship granted its second $500 award to veterans enrolled at Foothill and DeAnza colleges. The Charitable Foundation also has assisted students with the scholarship grants for 19 years with $342,000 awarded during this period.

The Silicon Valley Association of REALTORS® Global Business Council (SILVAR GBC) was presented the DIAMOND Global Achievement Program Award for 2018 by the National Association of REALTORS® at the Nov. 2-5 REALTORS® Conference & EXPO in Boston. SILVAR President Bill Moody and Executive Officer Paul Cardus accepted the award on behalf of the GBC from NAR Global Business and Alliances Committee Chair Mario Arriaga during the International Night Out dinner on Nov. 3.

The DIAMOND award is the highest level award for global achievement that recognizes those global councils that have consistently performed at the highest level for six years. The award is given to association global councils that have earned PLATINUM status for five consecutive years. SILVAR was honored with the PLATINUM Global Achievement Award for five consecutive years from 2013-2017.

NAR recognized SILVAR GBC as having demonstrated the utmost commitment to helping their members capture their share of the global real estate market in the United States, in addition to connecting their council and members to the global community in their area. The services and resources they have worked hard to provide their members are the benchmarks upon which the standards have been set.

“We are thankful to SILVAR’s Global Business Council for their commitment to enhancing global business opportunities for REALTORS® in their market,” said Jan Hope, NAR Vice President of Commercial & Global Services. “They have done an outstanding job and we are pleased to provide them with the Diamond Global Achievement Program Award.”

The GBC provides SILVAR members information, resources, networking and skills training to enhance their professionalism and success in their local markets with international and multicultural clients and customers. Each year the GBC provides a host of programs related to global real estate, including the Certified International Property Specialist Institute (CIPS).

The CIPS Institute provides training in international business issues, including currency conversion, cultural awareness, legal and tax requirements, transaction principles of international real estate, and specifics about the real estate markets in Europe, the Americas, and Asia. The course is taught by David Wyant, recognized NAR International Instructor of the Year for 2017, 2012 and 2009. There are currently over 4,000 CIPS designees from the U.S. and 35 other countries.

Congratulating the Global Business Council members, SILVAR Executive Officer Paul Cardus said, “The benchmarks for success over the past six years have been the commitment of SILVAR to think globally, the resolute efforts of our Global Business Council.”

Members of this year’s GBC core team are chair Tess Crescini, SILVAR board directors Mark Wong and Joanne Fraser, Mitra Lahidji, Atsuko Yube, past president David Tonna, Alicia Sandoval, Jimmy Kang, Ketan Jashapara, Daisy Wong and Lisa Wendl. Past chairs who led the team in obtaining past PLATINUM awards are Jennifer Tasto, Davena Gentry and Mark Wong.

Other REALTOR® associations earning DIAMOND status are Houston Association of REALTORS®, Arcadia Association of REALTORS® and Orlando Regional REALTOR® Association, REALTOR® Association of the Palm Beaches and Greater Ford Lauderdale (2017) and Miami Association of REALTORS® (2016).

In Los Gatos, Jim Hamilton, who served as auctioneer, reminded members the money raised will go to needy children for presents during the holidays.

The month of October ushers in holiday festivities, beginning with Halloween. It is also the time when members of the Silicon Valley Association of REALTORS® (SILVAR) help make sure the holidays are brighter for families in the communities where they work and live.

This week SILVAR’s Los Gatos-Saratoga District topped last year’s proceeds at its annual Pumpkin Auction, raising $7,000 for the Family Giving Tree for Operation Reindeer. California Association of REALTORS® 2005 President and District Chair-elect Jim Hamilton was able to encourage members to be generous this year and think of the children.

“Open your wallets, open your hearts. It’s for the kids,” said Hamilton.

Operation Reindeer, now coordinated by the Family Giving Tree, is a program that distributes gifts, including food certificates, to needy families and seniors in the community during the holiday season. REALTORS® and affiliates of the Los Gatos-Saratoga District have supported the program for more than 20 years.

Toward the end of the auction, Jim Myrick shared his own experience of being grateful as a child for receiving presents through the program. After sharing his story, Myrick invited members to stand up and pledge $10 each and followed with a “Heads or Tails” fundraising game. The generous contributions from members and the pledge of brokers Brian Crane with Intero Real Estate Services, Doug Evans with Coldwell Banker and Mark von Kaenel with Keller Williams Bay Area Estates to double members’ pledges brought the auction to the $7,000 amount.

Here Greg Boudreau, who served as auctioneer in Los Altos, enticed members to bid by mentioning the prize the next auction item offered.

In Los Altos last Friday, SILVAR’s Los Altos-Mountain View District’s 6th Annual Pumpkin Auction did not disappoint members either. The event was festive with some members dressed in costumes and many auction items donated by local companies and individuals. The crowd was engaged and did not hesitate to raise their paddles when egged on by auctioneer and District Chair-elect Greg Boudreau. The District raised $5,500 for the Silicon Valley REALTORS® Charitable Foundation, thanks to the generous donors and bidders, including members who donated to the Charitable Foundation without expecting an auction item in return.

The auction items included a wine and dine basket, children’s fun basket, teal hand-blown pumpkin, Dom Pérignon champagne, La Rochere champagne flutes, gourmet food items, Star Wars Steins Collectibles Set of Three and gourmet items, sets of Windsor Village platinum status wine with free wine tasting, an electric LED water vapor effect smoking pumpkin, and more. The top prize was a Tahoe Getaway – two-night stay at Tavern Inn condos in Squaw Valley, plus a $100 gift card for a meal at the Tahoe River Grill and lots of other goodies donated by Golden Gate Sotheby’s International Realty.

On top of these donations, at SILVAR’s Oktoberfest Happy Hour to Benefit the Silicon Valley REALTORS® Charitable Foundation, members raised $4,000, bringing to total amount of donations to $16,000 just this month! The Silicon Valley REALTORS® Charitable Foundation thanks everyone who contributed at these events and all the event organizers.

A REALTOR® workshop hosted by the Silicon Valley Association of REALTORS® (SILVAR) early this month brought together board directors and representatives of neighboring REALTOR® and multicultural real estate associations interested in strengthening their leadership skills. “Learn to Be a Leader 2” is the second leadership workshop the local REALTOR® association has conducted that was partly funded by a National Association of REALTORS® (NAR) Diversity Initiative grant.

Key speaker California Assembly Member Evan Low shared his views on leadership and his experiences as a former Campbell City Council member, mayor and state legislator. Low’s talk was followed by the NAR Leadership 300 course facilitated by Steve Francks, CEO of the Washington REALTORS® Association and NAR Leadership Academy instructor.

Low said the concept of leadership is subjective depending on the characteristics one likes, and it can have misconceptions, often bringing leaders in conflict with opposing sides. “We are put on a pedestal that sometimes is unattainable. We are supposed to have all the answers, but we are human also,” said Low.

Whether in a professional or community organization or politics, a leader should be able to communicate. “Make a person feel you are invested in them. It’s a people business that needs a personalized touch,” said Low.

No matter the differences, leaders should have respect. “A leader is someone who gains your respect because you know where his heart is,” added Low.

The California Assembly member indicated engagement is important, particularly in this environment. “We are all Americans, we are all human. We need to create an environment that supports all of us. We must be all together,” said Low.

The REALTOR® Service Volunteer Program (RSVP), the community outreach project through which SILVAR members help seniors with household tasks they can no longer do on their own, took place this week. This year SILVAR partnered with the Avenidas Village (Palo Alto Senior Center) and offered the free service to senior homeowners who are members of the Avenidas Village Program.

On Wednesday and Thursday, more than 28 volunteers from SILVAR helped 18 senior households in Palo Alto. Some tasks RSVP volunteers performed for seniors included replacing light bulbs, changing furnace filters, washing windows, turning over mattresses, changing smoke detector batteries, yard work and some light housekeeping chores.

Seniors welcome the help each year. This year marks the 17th year of SILVAR’s RSVP program, yet not all seniors know about it. Joe, who is 83, and his wife Judy, 75, only learned about RSVP this year through Avenidas Village.

“When I heard about the program, I kind of wondered about it. I asked Judy if we should ask for help and she said, ‘Why not, we could certainly use the help!'” said Joe.

The couple, whose only child lives in Chicago, needed help moving furniture and clearing things in their home. On Thursday, the team of Dave Barca, Jeff Beltramo, Pamela Ghandour and Tom Huff got to work right away. Barca and Ghandour packed books, games and other items on the couple’s bookcase in boxes and helped move furniture, while Beltramo and Huff cleaned the couple’s gutters and yard.

Many seniors are very grateful for the help. One 89-year-old senior exclaimed, “This is like a fairytale where the elves come and help!”

“My windows are cleaner than ever before!” said another happy homeowner.

Trolan guides two members as they practice a self-defense move she taught them.

The business of real estate is risky because unlike other jobs, most REALTORS® work alone and show properties to strangers. As such, they become targets of crime. According to the National Association of REALTORS®, 48 percent of all REALTORS® have felt physically threatened and uncomfortable during a showing. This is the reason why SILVAR past president and Region 9 chair Karen Trolan offers self-defense training for members every year.

“Training saves lives,” says Trolan. “Every agent, whether male or female, should know some self-defense. It’s good to learn some techniques that you can use if you ever need to.”

Trolan, who is wheelchair bound as a result of an accident many years ago, hasn’t let that stop her from self-defense training. She has a Kenpo Jujitsu 2nd degree black belt, Taekwondo 2nd degree black belt, and other high level martial art and self-defense skills, include Jujitsu, Escrima and Sword Arts.

Last Friday, assisted by her husband Steve, who has training in advanced nerve strike fighting, she taught 20 SILVAR members how to use their hands to strike a potential assailant on the upper half of their body and how to aim at parts of the body where they can do the most damage easily.

“The best thing you can do is run away screaming, but unfortunately, there have been agents that haven’t been able to get away. Talking your way out of it might work, but be ready with self-defense. Being able to fight back or getting out of a choke hold could mean life or death,” says Trolan.

“Prevention is the best self-defense,” adds Trolan.

Here are some safety tips to remember:

  • Let people know WHERE you are going, WHO you will be meeting, WHEN you will be back. WHAT to do if you don’t return and the ACTION to take if they cannot contact you.
  • Always meet a new person in a public place and get their ID.
  • Show strength in whatever you do. When you’re walking, look around; don’t look down. Always make eye contact. Speak in a loud voice because this gives the appearance of strength.
  • Refrain from announcing open houses and where you will be on social media.
  • Tell your clients not to show their home by themselves. Alert them that not all agents, buyers and sellers are who they say they are. Tell your sellers to refer all inquiries to you.
  • Remind your clients that strangers will be walking through their home during showings or open houses. Tell them to hide any valuables in a safe place. For security’s sake, remember to remove keys, credit cards, jewelry, crystal, furs and other valuables from the home or lock them away during showings. Also remove prescription drugs.
  • Pre-program important numbers into your cell phone. These may include your office, your roadside assistance service or garage, and 9-1-1.
  • Inform clients who are selling that while you are taking safety precautions, and that you’ve checked and locked the home before leaving, they should double-check all locks and scout for missing items immediately upon their return.
